Frequent Questions

Is a property auction right for me?

Selling through a traditional estate agent can be an extended, intricate process. You'd typically schedule multiple agents to appraise your property, select an agent based on the highest quotation, and then endure a waiting game as your property gets marketed. This wait for a buyer could stretch to months, or even years. There's no guarantee of a quick sale, and the agents have no real incentive to expedite the process - their commission will be paid regardless of the length of time it takes. The attractive price you were initially quoted often gets whittled down over time as the property lingers on the market. Meanwhile, you're faced with a financial drain each month as mortgage and utility bills continue to pile up. We can pay these costs with a tailored solution for you and your property.

Auctions are ideal for every seller were certainty and speed is the top priority. Whether it’s your own home, an investment property, vacant/unwanted property, Buy to let property, commercial property or land, Henry Sykes works alongside you to obtain the highest price possible.

In what was once seen as a niche market predominantly for investors and developers, property auctions have witnessed a surge in popularity in recent years. The way people choose to buy and sell property has undergone significant changes with the last few years in part driven by the pandemic, property auctions are now being used as a means of sale by all types of buyers.

What is a guide / reserve price?
A guide price is the price that the auction house will list your property for. This is not the selling price but a guide to the buyer as to the what the property may sell for. A lower guide price will attract more bidders and a higher end sale price. HenrySykes will advise you of the correct guide price.

Completion is key to a successful sale. A reserve price is the price that we agree to be the MINIMUM price you will accept for the property – the reserve price is only known by you and the auction team. It is very important to be realistic about what the minimum value is and take advice from the auctioneer. If this figure is too high the property may not sell, if your reserve price is not reached then your property WILL NOT be sold, However, buyers can make a post-auction bid. If you do not accept you can relist your property or choose a different sales route. There are no exit fees.
Why is your service free?
Unlike many auction houses our service is completely free to the seller. All fees are paid by the purchaser. We believe that this is the fairest way.
What if my property doesn’t sell?
If your property doesn’t sell at the first attempt (most properties sell) you can choose to either relist it or withdraw from sale. We may advise to use a different sales method.
Will you manage everything?
Yes, from start to finish. HenrySykes has over 20 years’ experience and knows the property auction process inside out. Once you engage our services we will agree a reserve price for your property and place it for sale.
How long will completion take?
Depending on the type of property this maybe a few days or a few weeks away. Once the auction has taken place the buyer is legally bound to complete and has 20 working days to make full payment to you. or within the timefram you have chosen.
