Frequently asked questions
General FAQs
Property auction basics and practical next steps.
How long does a property auction take?
Some properties use a 10-day bidding period, followed by the legal process. The actual completion date depends on the sale method, contract and circumstances.
Are there any upfront fees?
Henry Sykes offers a no-upfront-cost route for eligible properties. Please ask for the written terms and a full explanation of fees and potential legal costs before proceeding.
What is a reserve price?
A reserve is the minimum price agreed with the auctioneer at which the property may be sold, subject to the auction conditions. We will discuss a suitable reserve with you before marketing.
Do auction sales ever fall through?
Although some auction sales become legally binding when contracts are exchanged, a sale can still fail in certain circumstances. Your solicitor can explain the commitment point and relevant conditions.
Can I use my own solicitor?
Yes. You may normally choose your own solicitor. Speak to them early so the legal pack, paperwork and timetable are understood.
What if my property does not sell?
Discuss the next steps with Henry Sykes. You may be able to remarket, enter another auction or consider an alternative route. Check the written terms for any applicable costs.
Frequently asked questions
Tenanted Property FAQs
Answers to common questions about selling tenanted homes.
Can I sell my property without evicting tenants?
Yes. In many cases a property can be sold subject to its existing tenancy, with the buyer becoming the landlord. The tenancy agreement and legal circumstances will determine the details.
What if the tenant is in rent arrears?
Rent arrears do not automatically prevent a sale. They should be disclosed accurately so buyers can assess the financial and legal position.
Can I sell if I cannot arrange viewings?
It may still be possible. Discuss access rights, the tenancy and any practical restrictions with the team so the marketing can be planned responsibly.
What happens to the tenant after completion?
The existing tenancy would ordinarily continue, and the purchaser would generally take over the landlord’s rights and responsibilities. Ask your solicitor for advice on the specific tenancy.
Frequently asked questions
Empty Property FAQs
Answers to common questions about selling vacant and inherited homes.
Can I sell an empty house without renovating it?
Often, yes. Auction can attract buyers looking for homes in a range of conditions, including properties that need improvement.
Can you help if the house is inherited?
Yes. We can discuss marketing an inherited property. Your solicitor can confirm whether probate or other documentation is required before exchange or completion.
Do I need to empty the property before selling?
Not necessarily before an initial conversation. We can discuss any belongings left behind, access and how the property should be marketed.
What if I live far away from the empty property?
We can discuss practical arrangements for access and viewings, including using a trusted key holder where suitable.
Frequently asked questions
Problem Property FAQs
Answers to common questions about selling properties with repairs, legal or other complications.
Can I sell a house with structural problems?
Potentially. Known defects should be disclosed so that buyers can investigate the condition, obtain professional advice and understand the risks.
Will you sell a property with a short lease?
Short-lease properties can appeal to specialist buyers. The remaining lease term and other legal information should be made clear before bidding.
Do I need to repair the property before auction?
Not always. We can discuss the options for offering it in its current condition and any information buyers are likely to need.
What if my last sale fell through?
Tell us what happened and share any relevant survey or legal information. That will help us assess the most appropriate way to market the property.
